Out-of-state owners
Selling your Rowan County house from out of state
Owning a home in Salisbury, Kannapolis, or anywhere in Rowan County while you live somewhere else can be stressful. You can't easily pop over to meet a contractor or check after a storm. A remote sale is very doable with the right local help.
How a remote sale usually works
- Video walkthrough. I can tour the property and send photos and video so we can talk about condition and prep.
- Vendors on your schedule. If you choose to make repairs or clean out, I can share names of local vendors you can hire directly and get quotes from.
- Electronic paperwork. Listing agreements, disclosures, and offers can usually be signed electronically.
- Closing coordination. North Carolina closings are handled by attorneys. Many allow sellers to sign closing documents remotely or by mail with a notary; your closing attorney will confirm the details.
Required NC disclosures
North Carolina sellers generally complete a Residential Property and Owners' Association Disclosure Statement and, for homes built before 1978, lead-based paint disclosures. Some owners, such as certain estate representatives, may be exempt from parts of this. I'll explain the forms so nothing catches you by surprise.
Your selling options, side by side
List on the open market
I prepare a pricing review, recommend any worthwhile prep, market the home on the MLS and major home search sites, and negotiate on your behalf. This route often brings the most buyer exposure. Commission and terms are agreed in writing up front.
Sell as-is
Prefer not to repair or clean out? We can list the home as-is, and I can also help you request offers from investor buyers so you can compare them against an open-market estimate. I do not buy houses myself, and as-is offers are usually below full market value. You choose what fits.
Common questions
Do I need to travel to North Carolina to sell?
Usually not. Most steps can be handled electronically and with a local closing attorney. Your attorney will confirm what applies to your closing.
What if there are tenants in the house?
Existing leases and North Carolina tenant rights must be respected. We can plan showings and timing around the lease. An attorney can advise on specific lease questions.
How do I get paid at closing?
The closing attorney disburses your proceeds, commonly by wire transfer. Always confirm wire instructions by phone with the attorney's office to avoid wire fraud.
