Frequently asked questions
Seller FAQ: Salisbury & Rowan County
Straight answers to the questions I hear most from Rowan County homeowners.
Your selling options, side by side
List on the open market
I prepare a pricing review, recommend any worthwhile prep, market the home on the MLS and major home search sites, and negotiate on your behalf. This route often brings the most buyer exposure. Commission and terms are agreed in writing up front.
Sell as-is
Prefer not to repair or clean out? We can list the home as-is, and I can also help you request offers from investor buyers so you can compare them against an open-market estimate. I do not buy houses myself, and as-is offers are usually below full market value. You choose what fits.
Common questions
How do I get a free home value check?
Fill out the form on the home page with your address and timeline. I'll review recent sales and follow up at the time you choose.
What does it cost to sell with a broker?
Commission and fees are negotiable and agreed in writing before listing. Sellers also typically pay some closing costs, such as their attorney fee, deed preparation, and NC excise tax. I'll estimate your net proceeds before you decide.
Do you buy houses for cash?
No. I'm a licensed real estate broker, not a buyer. If you want an as-is sale, I can help you request and compare offers from investor buyers alongside listing options.
How long does it take to sell a house in Rowan County?
It depends on price, condition, and current market activity. I'll share recent local data; no timeline is guaranteed.
Who handles closings in North Carolina?
North Carolina uses closing attorneys. The attorney handles title, prepares documents, and disburses funds.
Can I sell my house if I still have a mortgage?
Yes. Your mortgage payoff is handled at closing from the sale proceeds.
What if I owe more than the house is worth?
Options may include a short sale with lender approval. Talk with your lender and an attorney, and I can explain how short sales generally work.
Is my information kept private?
Your information is used to respond to your request and is not sold. You can ask to be removed at any time.
